The Delhi Engagement Process — Six Stages
From the first locality discussion to the signed Section 34AB valuation certificate, the Delhi practice follows a structured engagement process designed around the property's locality, statutory purpose, tenure, comparable evidence and required deliverable.
Valuation Engagement
The engagement begins with the actual property context — not with a generic valuation template.
Brief and locality identification
The engagement begins through phone, WhatsApp, email or an in-person meeting at Connaught Place. The property locality is established before the valuation framework is selected.
Identification of the applicable Delhi circle rate zone.
The relevant Delhi Sub-Registrar district office is identified.
Standard CMA, Lutyens multi-method, NDMC leasehold, DDA or NCR framework.
Scope and fee estimate provided after the initial property briefing.
The engagement letter
Once the scope is established, the formal engagement records the statutory basis, methodology, tenure requirements, deliverable and professional terms.
Site inspection by the Civil Engineer
The physical Delhi or NCR property is inspected by A2Z Valuers' Civil Engineer specialist. The inspection establishes the property's physical, construction and documentary context.
Construction specifications are recorded using a CPWD Schedule-compatible framework.
Collection of relevant NDMC lease deed, L&DO lease deed, DDA allotment letter or Cantonment lease.
Identification of outstanding conversion or compliance documentation.
Delhi Sub-Registrar comparable research
The appropriate Delhi Sub-Registrar district office is researched, supplemented where applicable by the IGRS Delhi online registry for registered deed records.
Identification of registered comparable transactions in the relevant locality and period for the applicable Section 50C context.
Research focused on the relevant historical transaction period for pre-2001 property valuation.
ISO 9001:2000 peer-review
Before the certificate is finalised, the valuation is personally peer-reviewed by Nitesh Shrivastava under the practice's ISO 9001:2000 framework.
Confirmation of the applicable Delhi Zone A–H.
Relevance and quality of the comparable evidence.
Review of the leasehold adjustment framework.
Lutyens and institutional valuation consistency.
Alignment of the report with the applicable statutory context.
Signed certificate and post-engagement support
The final valuation certificate is signed personally by Nitesh Shrivastava, documenting the applicable registration, professional designation, methodology and Delhi or NCR comparable evidence.
Section 34AB Category registration and applicable professional credentials documented.
